Foreclosure mediations are usually very cordial since most lenders do not want the property back and most borrowers want to try to keep the property.  There are several options available to the parties.  These options include:
 
 

  • Modification of the note and mortgage under the HAMP (Homeowners Affordability Modification Program) a government subsidized program that allows lenders to offer reduced interest rates and extend the term of the loan

  • Non government mortgage modification or refinancing

  • Deed in lieu of foreclosure

  • Short sales

  • Mortgage assumption

  • Forbearance

 
Or any combination of these options.
